Project Summary:
Hutchinson Design Group, Ltd. (HDG) was the building consultant for the Buildings S Roofing Removal and Replacement Project at the Moraine Valley Community College Campus, totaling over 22,700 sq. ft. HDG was retained to provide full roof consulting services, including analysis of the existing roof system condition, replacement roof system design, preparation of contract documents (drawings and specifications), construction observation and contract administration through closeout.
The college encourages sustainable construction of which long-term performance is the key element. As such, HDG designed a 90-mil ballasted EPDM roof system with a 50-year service life expectancy. The project involved a full roof removal and replacement; multiple skylight glass removal and replacement and masonry restoration. New custom color prefinished metal copings were designed to cover the parapet walls, and to match the existing metal on the building. The new roof system consisted of a vapor retarder, 2 layers of thermal insulation (R 30) with 25 psi dimensional stability and fiberglass coated facer, 90-mil EPDM with all lap seams cover-striped with self-adhering semi- cured EPDM, filter fabric, ASTM No. 4 gravel ballast. The gravel ballast provides protection from the UV rays, as well a providing a ‘heat sink’, which results in lower cooling loads and provides greater energy benefits than does a ‘cool’ roof. The project also involved the replacement of glazing on large skylights with new glazing with a very high Solar Heat Gain Coefficient (SHGC) to achieve interior comfort for students and staff. The aged exterior masonry walls and sealant joints were tuckpointed, repaired, removed and replaced as required.
